            <title>Airdrie Housing Market Increase for 2012</title>

Airdrie is a newer city located just north of the city of Calgary and so far for 2012 this city has boomed in terms of housing sales and construction. Currently Vesta Properties is building a new neighborhood within the northwest corner of Airdrie known as Williamstown. This project is attracting major attention and the vice president of this company Curt Woodhall says the Airdrie real estate market is hot right now. Vesta has been building residential homes including multi-family and single family units throughout Alberta and British Columbia for years but they have been reported saying that no community is as robust as Airdrie is this year. 


So far 107 units have been built within Williamstown and 60 of them have been sold bringing in about $17million in profit, each home averaging about $310,000. There will be a total of 1,013 homes when this newest project is completed with approximately 600 multi-family units and 400 single family dwellings to choose from. Williamstown has made sure to include everything from duplexes to condos to luxury homes within their community to provide as much variety and diversity as possible. Overall, the housing market within the Calgary area has been growing within the year of 2012 as more buyers begin to regain their lost confidence within the real estate market. With this being said, Vest Properties is sure to see success with Williamstown. 


The 2011 census has shown that Airdrie’s population is increasing with each passing year. Last year it was up 8.37% from the year before and it is currently resting at 43,155 with only potential to continue growing. In 2001 the population rested at 20,832. This simple number clearly shows you how this community is growing and will continue to grow as more and more developers take interest in its location. In terms of the city itself it too is growing in terms of commercial real estate. As the population continues to grow newer and bigger retailers are looking to set up shop within Airdrie and although 50% of the residents here work outside the city it certainly doesn’t seem to be hurting their economy. 


Experts believe that the combination of lower listing prices and low interest rates are certainly helping to balance the market in Airdrie. Within the first quarter of 2012 there was a 44% increase in housing sales in Airdrie in comparison to the same quarter last year. This type of increase is nothing short of amazing and is only proof that the newest and hottest city within Alberta today is certainly that of Airdrie.

You certainly don’t have to be a landscape professional in order to have a lawn that looks like you are! Now that spring is upon us, it is time to take a refresher course on how to care for our lawns properly and with the best overall results. There is no doubt that a healthy looking lawn can greatly contribute to the overall appeal of your home and make for a spot for great summer fun. Take a look at the following steps and tips below to help you get the most from your lawn this summer. 


The art of mowing can involve more details than you may imagine. First, experts advise home owners not to mow their lawns too short because this can actually harm the root system of the grass and create more problems for your landscape. The mower deck is raised higher the grass clippings won’t clump and this can make for a cleaner looking yard. Also, if you choose to cut the grass at an extremely low setting you are also creating more work because you will then have to cut more frequently in order to keep it at this level. Experts also suggest it is a good idea to try and cut your lawn in different directions and patterns each time you do it. The reason for this is because some weeds frequently lean one way or another and you may be missing them completely by cutting in the same direction every time. 


By sharpening the blades of your mower on a frequent basis you are increasing the success of your grass cutting and eliminating the potential of simply ripping the grass instead of properly cutting it. Lastly in regards to mowing your lawn you want to make sure your grass clippings don’t become too thick within the grass. This can inhibit the remaining grass from growing properly and can actually spur on disease for the plant as well. Whether you have a mulching lawn mower or one with a grass collector, either option can help reduce this common problem. 


When it comes to watering your lawn it is difficult to give specific advice here. The amount of water your grass needs is generally about an inch of soaking but this really depends on the height of your grass, if you are growing new sprouts, how much rain you’ve received and how much rain you generally receive in your location. If possible, the early morning is always preferable for watering anything because less water is lost through heat evaporation as the sun begins to shine stronger throughout the afternoon. If you find that your lawn has become brown in some isolated areas this only means it has gone dormant due to extreme heat or drought. It will most certainly green up again with water. 


If you are concerned about pests you needn’t be because there are few if any insects in Alberta today that can cause severe harm to your lawn; for the most part insects are beneficial. Weeds on the other hand can become a plague in your lawn and a great way to eliminate this common problem is through consistent fertilizing. On average fertilizing is done in the spring and fall months of the year. This is the time when we get the most rainfall, containing the nutrients our lawns need. Twice a year fertilizing can do your lawn a world of good and help make your grass stronger which will then overpower and choke out the weeds.

When it comes to your home there is no doubt you have a pretty good grasp on the interior design you love but when it comes to the outdoors many homeowners become unsure of which avenue to take. This is where landscape designers come into play and can really help you take your backyard space and turn it into something functional and enjoyable for the warm months of the year. If you’ve recently decided it is time to get more use out of your property and have decided to meet with a landscape designer before any real designing takes place an in depth interview is required first. 


This initial meeting with your chosen designer will not only help them get a feel for the type of space you are looking to create but also it allows you to get a feel for the person doing the designing. In about 100 questions your designer will begin to get a feel for the type of family you are (active, hostesses, loungers, etc.) and then can begin looking at the space you have to work with and compiling different ideas. You may be thinking that your yard is too small to bother hiring a landscape designer but there really is never a too small of a space to work with. 


As the home owner, there are several things you can do to start narrowing down what type of function you’re looking for in your yard. Creating a small scrapbook is a great way to organize the photos and images you may find in newspapers and magazines to help you get a visual of the ideas and designs you like. This type of inspiration can also be found driving through neighborhoods as well so be creative! It is also very important to consider how you want to use your yard. For example if your kids are quite active you don’t want to cover the yard in deck because they will have no room to play. Or if you like to entertain frequently you will want to include a fabulous outdoor living room area for use when guests come over and of course even when it’s just you! Once you narrow down how you want to use your yard you can definitely begin designing. 


Now, take a very close look at your backyard. You want to note where the sun is located at different times during the day, where the shade is most prominent, is there any shade, do you have dips and valleys in your lawn, are you on a slope, etc. These are all questions that need to be answered objectively because the environment of your yard plays a major role in the features you are able to utilize within it. 


In terms of privacy, it is important to note the laws and regulations when it comes to fencing. For example, in one Canadian city, residential fences are allowed to be no higher than 6 ½ feet high. In the same arena you want to make sure to have a property survey when building a fence so your neighbor doesn’t find you building on their property inadvertently. Of course if you are not sure of the regulations in your area or are looking for something a bit taller landscape designers tend to use tree lines to help boost the privacy element; there are no rules when it comes to the height of trees! 


There are very few occasions when a landscape designer does not utilize trees and bushes to create a garden of sometime. So as the homeowner it is important to make clear to your designer how much time you want to spend maintaining your new backyard. Some people could spend all day every weekend tending to their gorgeous gardens where others want nothing to do with it. Of course there is no such thing as a maintenance free garden but there are certain plants and trees that require far less than others so do your homework first!


Lastly, there is nothing more important than knowing and setting your budget. Landscape design can become quite costly in a very short period of time. The designers today are paid anywhere from $80-$105 per hour but this is not the only place your costs come from; landscape materials. Landscape materials such as rocks, plants, decking, patio furniture, stepping stones, mulch and so on can run up a major bill. The average landscape design project can be done for 4-figures but they can run up to as high as the hundreds of thousands in some cases as well. In order to bring down your costs learn what you can do on your own to help the designers and lower the labor costs and of course you can spread the work over several years as well.

            <title>University of Calgary Set to Improve Teaching Standards</title>

In the latest survey of post-secondary institutions published in a Toronto newspaper, U of C ranked the lowest in terms of student satisfaction and quality of teaching. Although this publication certainly brought this situation into the eye of the public, the U of C has been working to improve the quality of their teaching and increase the value of the school within the student’s eyes for years. Just last week, April 25th, the university announced they’ve hired a professor from Dalhousie University to take the position of vice-provost of teaching and learning; Lynn Taylor. 


This position has never existed before and has been created especially for Lynn Taylor in order to help raise the teaching standards within the university. Taylor will be responsible for helping current professors learn and utilize new technology in order to advance their teaching techniques and programs. She will also be responsible for general improvements around the campus and be partly responsible for a metrics system to be created in order to rate and evaluate the teachers and their performance throughout the year. 


In the recent past, the U of C has been criticized for putting too much emphasis on becoming a top research school and not enough emphasis on the teaching quality for an overall top educational experience. In a 5-year strategic document published last fall, the U of C stated they wanted to become one of Canada’s top 5 research schools by 2016 and this is when the controversy and criticism really began for the school. A spokesperson for the school has stated that although they do have these research goals they certainly do not see research and teaching as 2 separate aspects of the school but instead they are completely tied together. 


It’s been stated by student union representatives as well as current professors of the school that a great deal of work needs to be done in the realm of undergraduate programs as well as receiving and utilizing opinions of the students in terms of the educational experience they are getting. The undergraduate program could use a great deal of work in terms of accessing professors, utilizing and having access to top of the line technology and receiving opportunities for work internships throughout their programs as well. 


Lynn Taylor has stated she is more than ready and excited to begin her post this August and is proud the university has made such a public stand when it comes to the quality of their teaching. There is no doubt the U of C will be developing and progressing within the eye of the public but perhaps this added pressure will only help the university and Taylor advance further faster with their overall goals.

Morrison Homes has held the Builder of the Year award within the city of Calgary for the past 10years, until this year when Jayman Masterbuilt took this prestigious award. Each of these building companies are family owned and with both of them fighting successfully to stay at the top of the charts, it only highlights how well the second generation of these family owned companies have done in terms of growth, marketing and innovation. The recent Top Grand SAM (Sales and Marketing) awards ceremony was held at the Telus Convention Center in Calgary and it marks the 25th year of celebrating home builders. 


The Jayman Company has won this award 7 times already since its inception in 1980 by Al Westman who named the corporation after his son Jay. Although they were usually tied for first with several other reputable companies at the time (Albi Homes, Cardel Homes and Theilmann Bros. Construction Co. Ltd.) they have always been recognized as one of the best residential builders within the city of Calgary.             <title>Major Oilsands Expansion in Alberta</title>

Petroleum Human Resources Council of Canada has reported statistics that by 2021, the oilsands industry within Alberta is going to expand by 73%. Alberta’s oilsands project accounts for 15% of the oil and gas industry within Canada and 73% is a major anticipation of growth; but they have facts to back this statement. To date, there are 20,000 workers in Alberta, Fort McMurray in particular, working the oil fields but this number most definitely has to grow in order to keep up with the growth of the industry. The council has predicted this as well, estimated around 34,500 workers in the oil and gas industry before the end of the next decade. 


Today’s oil prices are beginning to become much more stable and investors from all over the world are once again beginning to feel comfortable within the oil and gas industry. As you can imagine this in itself is enough to promote the growth of skilled labor in Alberta. Not only is this growth going to encourage more and more job openings and opportunities of all kinds but as the years go on, the baby boomers are going to reach retirement age and therefore more employment opportunities will become available. The combination of this major expansion and the retirement of many of their regular workers are going to be more than Alberta can handle. 


It’s been estimated that the oil and gas sector in Alberta is going to have to hire at least 116% of its current workforce. Although there is a great deal of unemployment throughout Canada in order to meet these demands the industry is going to have to look outside of the country as well for more specialized skills. Very specific technical and scientific knowledge is going to be required for many of the new position but general laborers will be needed as well to work down in the oil pits and fill jobs left by retiring baby boomers. 


There have been some economic professionals discussing this issue of late and identifying a major problem the oil and gas industry is to face in the coming years; Canada’s immigration policies. Instead of recruiting temporary laborers to assist with the growing need for oil and gas, why not instead recruit immigrants who will want to stay within the country knowing they have a secure career when they arrive? To date it is a fact that the birth rate in Ontario is steadily declining and the baby boomers are already starting to retire. These two contributing factors only make it more clear that in order to fill these employment positions the oil industry is going to have to recruit outside of Canada. 


If you are currently unemployed and looking for work and perhaps a new place of residence as well, pay close attention to what continues to develop in Alberta, there are sure to be employment opportunities here of all kinds for the foreseeable future.

If you are interested in real estate in the south-west quadrant of Calgary, you may want to take a closer look at Britannia. One of the first and interesting details you will immediately discover about this community is that all the street names are British! Although Britannia is one of the older communities within this particular quadrant it is most definitely worth your time to consider.             <title>Growing Office Space in Calgary</title>

For years Montreal has been leading in the office space aspect of real estate, second only to that of Toronto. Today, predictions are soaring that Calgary will soon take over this achievement from Montreal. It has been nearly a decade since any new commercial office space buildings have been built in Montreal and during this lull; Calgary has been barely able to keep up with the demand. As you may have guessed it is Calgary’s strong connections with the oil companies that are putting the extra boost within their commercial real estate portfolio. 


As more and more natural energy companies flock to Calgary and the current oil companies only continue to expand, there is no wonder why more and more commercial real estate is in demand for construction. Within the past 6years Calgary has really begun to close in the gap between their commercial real estate and that of Montreal. By 2016 it’s been reported that Montreal will reach 49.2 million square feet of commercial real estate compared with the 48.8 million of Calgary. With only 400,000 feet of difference there is really no doubt that it is only a matter of time for Calgary to become to office space hub of the country, of course second to Toronto. 


Calgary has been forecasted to actually lead the country in economic growth between 2013 and 2016 and this is majorly associated with the continued growth in the energy market. The prairies of Canada are so rich with resources there is really no doubt that Calgary will continue to flourish as the world continues to utilize natural forms of energy while continuing to utilize the oil resources we currently have. 


Currently in Calgary there is about 3million square feet of office space under construction with a delivery date of 2014. When comparing this number to construction in Montreal you will see only 230,000 square feet of office space under development to date. This is within a mixed residential project and quite small in comparison to the leaps and bounds Calgary continues to expand. Also, it should be noted here that Calgary only has a 1% vacancy rate within their office real estate where Montreal is struggling with a 6% vacancy rate. Between these rates and their lack of development it is a sure thing for Calgary to take their place at number two. 


Oil companies require at least 500,000 to 1milliom square feet of office space and as more and more companies flood into the city the demand is only going to grow. This is quite beneficial for the residents of Calgary, the local developers as well as residential real estate.

            <title>Marijuana Grow-Ops Conference in Banff, Alberta</title>

On March 27, 2012 a conference was held in Banff for law enforcement officers, civic authorities and members of the real estate community. The basis of this conference was to try to come up with new and innovative ways to deal with the ever growing number of marijuana grow-ops in Banff and the surrounding area. The problem has gotten so out of control that members of law enforcement have stated without the help of the private sector (Realtors® and so on) they will have a small chance of actually taking down each and every grow-op in operation. This 3 day conference focused on the homebuyers market and how these grow-op properties have become the stigma of the real estate market. 


If you are not familiar with marijuana grow-ops they can severely damage the property to an almost non-repairable sate. The very high mold count in these houses is what actually deems them inhabitable. They are now considered a toxic environment. The problem is although the police advertise on a website the locations of these toxic homes, there are still thousands out there which have been used as a grow-op center that the police haven’t raided and therefore don’t know about. Not only is the growing of the marijuana illegal but generally the growers learn how to bypass hydro meters in order to steal hydro, they also punch holes in the walls and even the foundations to get their hydro wires quickly through the home to their setup location. There is little to no care for the actual home and when they are finished they take their operation apart and move to the next location. 


Realtors® in the Banff area are quickly learning how to spot a grow-op that hasn’t been reported by the police. Their problem is they are not at liberty to tell the buyer if the seller doesn’t want them to provide this information; it breaks their confidentiality agreement. This leaves the Realtor® stuck in the middle. This is why at this recent 3 day conference it was brought up that the air quality of homes should be tested. This would allow unreported grow-ops to be identified and save the homebuyer from a big mistake that could in fact make them incredibly sick if they are not aware of the home conditions. 


As a buyer in the Banff area it is becoming very important to be aware of this growing problem. In 2010 alone the police seized 100,615 marijuana plants and 655 kilograms of harvested product and the majority of these raids took place in private residences of the area. Although there were many different opinions offered up at this recent conference, the one thing that was agreed upon was that this number is actually only a small fraction of the homes out there operating as grow-ops. By coming up with acceptable provincial standards when it comes to air quality, they may be able to put a stop to many of these grow-ops at a quicker pace or at least help the unaware homebuyer from getting into a real estate catastrophe.
