Well I am not going to try and hide it, my 30th birthday is this Saturday! I love everything about birthdays and I am excited to celebrate my "Champagne Birthday" this coming Thursday with some good friends and family. Crave cake ordered by my lovely fiancé, champagne is bought and chilling and the menu is set. My littlest brother shares the same birthday as me so it’s doubly awesome!

I wanted to share some information on the "New to Canada" program as it has been coming up a lot lately. If you are a person that has moved to Canada within the last years there is an excellent program for you that will help you buy a home sooner. Even if you don’t have Canadian credit history, we are able to provide alternatives such rent, insurance, child care expenses, utilities, cable or documented regular savings for the past 12 months in lieu of a credit history. If you are a permanent resident you can put as little as 5% down and if you are a non permanent resident as little as 10% down. Some great options for clients that are new to Canada!

Low rates continue with 5 year fixed still available at a low 3.59% on a real deal closing by Nov 15th or 3.69% with a 120 day rate hold. Even if you aren’t thinking you will want to buy for a few months, getting a rate hold will protect you against any sudden rate increases. For variable rate clients prime -.70 is an excellent option but is for a specific client and qualification is a bit more difficult. If you don’t have a downpayment saved or even if you do but would like to keep some cash in the bank, the free downpayment mortgage might be a good option.
